Cost drivers

Repair scope. This is the dominant factor. A minor repair is one technician, half a day, basic materials. Extensive repair is a 3-person crew, 4+ days, full tear-off of the affected sections, deck replacement, full underlayment system, ice-and-water shield, new flashing throughout, and matching shingles ordered weeks in advance.

Roof material. Slate is fragile — every footstep risks breaking adjacent slates, so slaters move slowly and carry replacement slates from the same quarry batch. Tile is heavy and brittle; expect 5–10% breakage during repair work that gets billed back. Metal sheet and standing-seam need locking or sealant joints re-formed exactly. Cedar shake is specialist work; few crews can match weathered grey to the surrounding field.

Roof age. A 5-year-old roof repairs cleanly because the surrounding shingles flex without cracking and nails pull out smoothly. A 25-year-old roof breaks something every time the crew steps on it. This is why the calculator applies a 35% adder for roofs past 30 years.

Building height. Two-storey adds 10% (ladder setup, materials staging, tool retrieval). Three-storey adds 25% and may require scaffolding rather than a ladder, which itself adds $400–$900 in equipment rental.

Access difficulty. Tight side-yards, fenced rear access, low-hanging power lines, mature trees blocking soffits — all add 20–25% to labour because the crew can’t stage equipment efficiently. If a boom lift is required, that’s another $400–$900/day.

Decking exposure. When the repair exposes plywood or OSB sheathing, expect $4.50–$7.50/sqft additional for new sheathing, ice-and-water shield, and proper nailing schedule per IRC R905. If the deck is rotted, double that range because the framing has to be inspected and possibly sistered.

Repair vs full slope replacement

Repair when:

  • Roof is under 60% of expected service life (so under 15 years for a 25-year shingle)
  • Damage is localised to one penetration, valley, or section of flashing
  • Surrounding shingles or tiles are intact with remaining life
  • No active or recent water intrusion to the deck

Replace the slope or full roof when:

  • Multiple leaks within a 10-foot radius, or 3+ leaks anywhere
  • Roof past 75% of expected life with visible granule loss
  • Sagging or soft deck across more than one sheathing panel
  • Insurance is paying and the carrier authorises slope-level work
  • Repair cost exceeds 30% of full replacement cost

The 30% rule is the most reliable test. If the calculator shows a repair quote at $4,500 and a full replacement of that slope would run $14,000, the repair is good value. If repair is $11,000 vs $14,000 replacement, replace.

Material-specific repair notes

Asphalt shingle. Most repairs use replacement shingles from the homeowner’s original bundle (if saved) or from the same manufacturer’s matching colour line. Sun-faded original shingles will look different from new replacement shingles for the first 12–18 months until weathering matches.

Concrete and clay tile. Repair work requires foot boards or roof walkways — never step directly on tiles. Cracked tiles are replaced individually. Hip and ridge mortar may need re-pointing as part of the job.

Metal sheet and standing seam. Repair usually means re-forming the locking seam or replacing a panel. Painted galvanised steel is colour-matched to the existing weathered finish. Copper and zinc develop patina that’s difficult to match on small replacements.
