How this Australian roof tile and sheet calculator works

Enter the eave-line length and width, the pitch in degrees (most AU homes are 22.5°–30° for tile, 5°–10° for low-slope sheet, 25°–35° for skillion), the eaves overhang, and the waste percentage. Pick the material — Colorbond corrugated, Klip-Lok standing seam, concrete tile, terracotta tile, or architectural asphalt shingle — and the calculator returns the surface area in m², the piece count, the pallet/sheet count, the starter course, the ridge cap pieces, and a material-only cost in AUD.

Pitch is treated in degrees by default to match BCA/NCC documentation; switch to X/12 if you have an imported plan from the US.

The math, derived from first principles

slope factor = 1 / cos(angle)
roof area = (length + 2×overhang) × (width + 2×overhang) × slope factor
pieces = roof area × density × (1 + waste %)

A 12 × 9 m brick veneer house at 22.5° pitch with 0.45 m eaves overhang has a surface area of roughly 107 m². At 10/m² for Boral concrete tile that is 1,177 tiles + 10% = 1,295 tiles, or 6 pallets at 240 tiles per pallet. In Lysaght Custom Orb at 0.42 BMT, the same surface area is roughly 47 sheets at 3.0 m sheet length × 0.762 m cover.

Tile and sheet density (AU, 2026)

Densities verified against Boral, Monier, Wienerberger, Lysaght, Stratco and BlueScope current technical data:

Prices are 2026 builder-bag, ex-GST, ex-delivery. hipages and Service Seeking quote installed rates of A$60–110 per m² for concrete tile, A$80–130 per m² for Colorbond Custom Orb, and A$130–180 per m² for terracotta or Klip-Lok premium standing seam.

Common mistakes

Cyclonic zones need a different fixing schedule. N4, C1, C2, C3 and C4 wind regions per AS 1170.2 require every tile clipped, not every second tile. The calculator returns piece count regardless — but order extra clips and screws for cyclonic specifications. AS 3959 BAL ratings (BAL 12.5 to FZ Flame Zone) also dictate flashing and underlay choice — not the tile count.

Underestimating skillion-roof sheet length. A skillion or “shed” roof has the entire run at slope, not half — the rafter is the full eave-to-ridge length. The calculator handles this when you select the skillion shape.

Forgetting the verge tile-and-a-half. On half-bond concrete tile every other course needs a tile-and-a-half at the verge. That is built into the 10/m² density already, but order verge tile-and-a-halfs separately if buying loose.

Wrong sheet length spec. Lysaght delivers Custom Orb to your exact rafter length cut on a saw bench at the depot, plus 100 mm for the eave drip. Order 1 piece per gable face at the actual rafter length, not the rounded square-metre figure.

How this calculator differs

The metal roof calculator covers metal sheet systems only — panel type, gauge, span. The calculate-roofing material takeoff covers a full reroof bill of materials. This tile-and-sheet calculator sits in between: actual surface area plus just the cladding line items for any of five common AU materials.

Putting it together

Run the calculator, write down the piece count, pallet count, ridge cap pieces and material cost. For a complete budget add the roof cost calculator, and for shape comparisons before you commit, the roof area calculator lets you swap gable vs hip vs skillion on the same footprint.

A typical 110 m² Australian home reroof in Colorbond Custom Orb runs A$8,500–A$12,000 in materials and A$13,000–A$18,000 installed. In concrete tile the same job is roughly A$6,500–A$10,000 in materials and A$11,500–A$15,000 installed. Get the takeoff right at the merchant order stage and the rest of the project schedules cleanly.

Frequently asked questions

How many tiles per square metre on an Australian roof?
Concrete tiles from Boral and Monier cover at 10 pieces per m² with a 75 mm headlap (Macquarie, Madison, Vienna, Cambridge). Terracotta tiles from Wienerberger and CSR cover at 10 pieces per m² (Marseille, French Cottage). Slates are 18–22 per m² and are rare in AU. The calculator uses these standard densities.
How many Colorbond sheets do I need?
Standard Lysaght Custom Orb (corrugated 0.42 mm BMT) covers 762 mm at the cover (full sheet 850 mm). For each linear metre of eave-to-ridge run, you need ~1.31 sheets per metre of width. The calculator handles this — enter length, width, pitch and overhang and you get the sheet count.
What waste percentage should I use?
10% on a simple gable, 12–15% on a hip with valleys, 15–20% on a complex roof with multiple dormers or skillion-and-gable. Master Builders Australia and ARC's installation manual treat 10% as the baseline. Sheet metal at standard sheet length wastes less than tiles because cuts are at the apex only.
Are tiles still common in new Australian builds?
About 40% of new detached homes in 2025 were tile (mostly concrete) and 60% Colorbond/Zincalume sheet, per HIA data. Concrete tile dominates regional VIC and SA; Colorbond dominates QLD, NT, WA and the cyclonic zones.
Are clip fixings or screws standard?
Sheet roofs use Type 17 hex-head screws with EPDM washers (one screw per pan crest at every batten). Tiles in standard wind zones C1/C2 use a clip on every other tile in alternate courses; in N4 zones every tile needs a clip; cyclonic C3/C4 zones every tile must be screw-and-clipped per AS 1684/AS 1170.2.
How does this differ from the metal roof calculator?
The [metal roof calculator](/calculators/metal-roof-calculator/) is sheet-system specific (panel type, gauge, span). This tile-and-sheet calculator handles **multiple material families** — pick concrete tile, terracotta, asphalt shingle or Colorbond and the formula adapts. Use the metal one for a metal-only estimate; this one when comparing tile vs sheet on the same footprint.
