This calculator quotes the installed cost of every metal panel system on the same job — low, mid, and high price ranges — so you can size a realistic budget across the full menu. It uses NRCA 2026 contractor data, scaled by region, gauge, and pitch labour multipliers.

The output covers eight panel systems:

Each row breaks out panels, labour, trim, underlayment, fasteners, tear-off, disposal, decking replacement (optional), and permit. Low and high columns reflect the typical 12–18% spread between the three quotes you’d realistically get from licensed contractors in the same market.

How metal roof cost is built up

Installed cost on any metal roof has six line items. Skip any one and your quote is wrong by 8–15%.

Panels — material cost per sq ft for the panel itself, before installation. Standing-seam steel runs $4.50–$7.50/sf; corrugated $1.80–$3.20/sf; copper $14–$22/sf. The calculator scales this by 24/26/29-gauge multiplier (24 ga is 18% more steel by weight, prices accordingly).

Trim, ridge cap, flashing — typically 8–12% of panel cost for residential gable roofs. Ridge cap covers the peak, eave drip channels water into the gutter, rake trim caps the gable end, and valley flashing where two slopes meet. Hipped and complex roofs push trim to 15–20%.

Underlayment + ice-and-water shield — high-temperature synthetic rated to 240°F+ is the 2026 standard ($0.40–$0.60/sf installed). Ice-and-water shield in valleys and 24 inches inside the wall line at eaves in IRC climate zones 5–8 (R905.1.2). Budget $0.85–$1.20/sf for the full underlayment package.

Fasteners — 1 screw per sq ft for exposed-fastener panels, ~1 clip per sq ft for standing-seam. Budget $0.15–$0.25/sf.

Labour — by far the largest variable. NRCA 2026 contractor labour rates: $5.40/sf standing-seam, $5.10/sf metal shingle, $5.50/sf stone-coated, $3.20/sf R-panel and corrugated. Pitch matters: a 10/12 roof costs 32% more in labour than a 4/12 because of safety setup, fall arrest, and slower production.

Tear-off + disposal — $1.50–$2.50/sf for one layer of asphalt; $0.75/sf for landfill disposal. Heavy materials below (concrete tile, slate) add 30–50%.

Decking replacement — 7/16-inch OSB at $2.40/sf material + $1.20/sf labour where existing sheathing is rotted, soft, or below code thickness.

Permit + overhead — 2.5% of subtotal or $450 minimum, whichever is higher.

Why your contractor quote will vary

Three identical contractors will quote the same job at a 12–18% spread. The drivers:

  • Crew availability — peak season (June–October) lifts quotes 10–15%; January–March quoting saves money
  • Material lead time — Galvalume and Kynar finishes have ~6–10 week lead; quick-stock panels cost 8–12% more
  • Disposal market — landfill tipping fees vary 2× across the US ($45/ton in Tennessee vs. $95/ton in California)
  • Permit complexity — some jurisdictions require sealed engineering for standing-seam (Florida HVHZ, California Title 24); engineering adds $1,200–$3,500
  • Snow load + wind zone — coastal wind zones (140+ mph) require Miami-Dade NOA panels at 18–25% premium

Always get three quotes. Always check that each quote includes tear-off, decking inspection, ice-and-water shield, and a manufacturer-certified installer warranty (not just a contractor warranty).
