What this calculator estimates

This calculator gives you a line-by-line 2026 US installed price for an EPDM rubber-membrane roof. Whether you are re-roofing a 1,200 sq ft residential flat porch, replacing a 10,000 sq ft strip-mall roof, or specifying a 50,000 sq ft warehouse, the calculator follows the line-item structure that NRCA and ARMA-member roofers use on real quotes:

  • EPDM membrane — 45-mil, 60-mil, or 90-mil, black or white-EPDM, mechanically attached, fully adhered, ballasted, or self-adhered peel-and-stick
  • Tear-off — removing the existing membrane, insulation, and fasteners
  • Polyiso (ISO) insulation — R-20, R-30, or tapered ISO for slope
  • Drain count — internal drains and overflow scuppers
  • Permit, disposal, weekend premium, and extra labour

A $1,550 minimum mobilisation fee applies in most US markets even on small jobs, because EPDM still requires a 2-person crew with a 100-foot rubber sheet, seam-tape rollers, contact cement applicators, and a debris haul truck.

How to use it

  1. Enter roof area in square feet (use the building footprint if the roof is flat).
  2. Pick membrane thickness — 45-mil for light residential, 60-mil for commercial standard, 90-mil for premium 30-year warranty.
  3. Pick attachment method — mechanically attached (baseline), fully adhered (+20%), ballasted (−16%), or self-adhered peel-and-stick (+12%).
  4. Pick colour — black EPDM (standard) or white EPDM (+28% for cool-roof and Energy Star eligibility).
  5. Pick polyiso insulation — none (recover), R-20, R-30, or tapered.
  6. Set scope — spot repair (20%), partial replace (50%), or full re-roof (100%).
  7. Set storey count — single-storey 1.0x, two-storey 1.18x, three-storey or higher 1.40x.
  8. Set access difficulty — easy (drive-up) 1.0x, moderate (interior crane) 1.10x, hard (high-rise hoist) 1.30x.
  9. Enter drain count and toggle tear-off, permit, disposal, weekend premium, and any extra labour hours.

Why white-EPDM costs more

White-EPDM is manufactured by laminating a white acrylic or thermoplastic cap layer (or co-extruding a white EPDM compound) onto the standard black sheet. The cap layer adds raw-material cost (titanium dioxide and white pigment), and white sheet requires more careful handling on site to avoid scuffs and foot-traffic marks. Carlisle Sure-White EPDM and Holcim Elevate RubberGard White carry a 28 to 32 percent material price premium over comparable black sheet. However, the cool-roof solar reflectance (SRI 96+) qualifies for the same Energy Star rebates and Cool Roof Rating Council listings as white TPO, with the durability advantage of EPDM chemistry.

EPDM versus other flat-roof systems

  • EPDM vs TPO — EPDM 30-40 year service life, hand-seamed; TPO 20-25 year service life, heat-welded white sheet only. EPDM cheaper per sqft at 60-mil black, but white-EPDM closes the gap.
  • EPDM vs PVC — PVC has best chemical resistance (kitchen and lab exhaust), is heat-weldable like TPO, but is 20-30% more expensive than EPDM.
  • EPDM vs Modified Bitumen (mod-bit) — Mod-bit is multi-ply with torch, mop, or self-adhered installation; EPDM is single-ply. Mod-bit is more puncture-resistant but heavier, more labour-intensive, and shorter service life.
  • EPDM vs Built-Up Roofing (BUR) — BUR is 3-5 ply asphalt-and-felt; EPDM is single-ply. EPDM is lighter, faster to install, and cleaner (no hot kettle). BUR has gravel surfacing for puncture and fire resistance.
  • EPDM vs Coatings (silicone, acrylic, urethane) — Coatings can extend EPDM life by 10-15 years and add cool-roof reflectance. Liquid restoration coatings at $1.50-$3/sqft are an alternative to full re-roof if the existing EPDM is structurally sound. See our roof coating cost calculator for restoration pricing.

Frequently asked questions

How much does an EPDM rubber roof cost per square foot installed in 2026?
In the US, 60-mil black EPDM installs at $6 to $10 per sq ft all-in for a typical low-slope commercial or residential flat roof, including tear-off, R-20 polyiso, drains, permit, and disposal. 45-mil drops to $5 to $8 per sq ft. 90-mil with 30-year warranty climbs to $8 to $13 per sq ft. White EPDM cool-roof adds 25 to 30 percent. Fully adhered systems add 18 to 22 percent over mechanically attached. A 1,800 sq ft single-storey 60-mil mechanically attached re-roof with R-20 polyiso runs $12,500 to $20,000 in 2026 NRCA Cost-of-Roofing Survey pricing. What is the difference between 45-mil, 60-mil, and 90-mil EPDM?
The number refers to membrane thickness in mils (thousandths of an inch). 45-mil (1.14 mm) is the entry tier, common for residential porches, garages, and small shed roofs with 10 to 15-year warranties. 60-mil (1.52 mm) is the commercial industry standard with 20 to 25-year manufacturer warranties from Carlisle Sure-Seal, Versico VersiGard, Johns Manville, and Firestone (Holcim) RubberGard. 90-mil (2.29 mm) is the premium tier for warehouses and high-traffic roofs with 30-year warranties and significantly better puncture resistance. The cure chemistry is identical across thicknesses; only the cap layer is thicker. Source: Carlisle Sure-Seal EPDM data sheet 2026; Holcim Elevate RubberGard EPDM warranty matrix.
EPDM versus TPO — which is better for a flat roof?
Both are single-ply membranes but with different chemistries and properties. EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber, hand-seamed with splice tape or seam adhesive, lasts 30 to 40 years in field service, and excels in extreme cold (below -40°F). TPO (Thermoplastic Polyolefin) is heat-weldable, scrim-reinforced, white with high solar reflectance (SRI 99+), and lasts 20 to 25 years. EPDM is roughly 8 to 12 percent cheaper than TPO at 60-mil in 2026 if both are black. White EPDM closes the gap and matches TPO cool-roof performance. For deep-cold climates (Minnesota, Maine, Upper Michigan, Vermont), EPDM tends to win on lifecycle. For cooling-dominated climates (Texas, Florida, Arizona, Southern California), white TPO or white EPDM wins. Both can be ballasted, mechanically attached, fully adhered, or in newer products, self-adhered peel-and-stick.
Is white EPDM Energy Star and Cool Roof certified?
Yes. White-finished EPDM membranes from Carlisle Sure-White, Holcim Elevate RubberGard White, Johns Manville JM EPDM White, and Versico VersiGard White are Energy Star Roof Products certified with initial solar reflectance of 0.78 to 0.83 and SRI of 96 to 105 — directly comparable to white TPO. Many qualify for utility cool-roof rebates ($0.10 to $0.60 per sq ft from PG&E, SoCalEdison, Duke Energy, ConEd, Xcel, and Austin Energy in 2026). California Title 24 and IECC C402.3 in 18 states require Cool Roof or compliant SRI on low-slope roofs. How are EPDM seams sealed?
EPDM is hand-seamed (not heat-welded like TPO). Modern systems use factory-applied or field-applied 6-inch splice tape (Carlisle SecurTape, Holcim QuickSeam, Versico VersiTape) under firm hand-rolling pressure. Older systems used liquid seam adhesive with bonding primer — slower, weather-dependent, and prone to fish-mouths. Splice-tape seams are warranted for 30 years. Field-cured factory-bonded seams (FleeceBACK with peel-strip) eliminate hand seaming entirely. Seam-pull testing per ASTM D816 should achieve 8 lb/in minimum on a properly installed splice tape seam.
Do I need polyiso insulation under EPDM?
Most commercial new-construction and re-roofs in IECC zones 4 through 7 require R-25 to R-30 minimum continuous insulation under the membrane. Polyiso (PIR) is the most common substrate at R-5.7 per inch — two layers of 2.5-inch achieves R-25, two layers of 3.0-inch achieves R-30. Tapered polyiso (1/4 inch per foot slope) adds drainage when the existing deck has no built-in slope. Insulation alone runs $2 to $4 per sq ft for R-20 to R-30 polyiso installed. Code minimums: IECC C402.1.3 (2024) zone 4 = R-25, zone 5 = R-30, zone 6 = R-30, zone 7 = R-35. Re-roof projects on top of existing insulation may be eligible for recover under IBC 1511.3.1.1.
How long does a 60-mil EPDM roof last?
Industry-standard 60-mil EPDM from leading manufacturers comes with 20 to 30-year material and labour warranties. Field service life is 30 to 40 years for fully adhered, 25 to 35 for mechanically attached, and 25 to 35 for ballasted systems — significantly longer than TPO. The original 1960s and 1970s EPDM installs are still in service at 50+ years. UV resistance is excellent; the membrane oxidizes slowly without UV-driven micro-cracking. The most common failure mode is seam separation in older liquid-adhesive systems; modern splice-tape seams largely eliminate this. Annual inspections and biennial cleaning extend service life further.
Does an EPDM roof need permits?
In most US municipalities, low-slope roof replacement (full tear-off and re-cover) requires a building permit at $150 to $500 per project. Recover applications without tear-off are often exempt or require only a notification. Florida, California, Texas, and most coastal counties also require wind-uplift testing documentation (FM Global 4470 or UL 580) for the assembly. New York City and Chicago require licensed master roofer sign-off. Carlisle, Holcim, and Versico all hold FM Global 4470 listings for 60-mil EPDM up to wind-uplift class 1-90 with proper fastening pattern.
